Mission Statement
Riverstone Partners Co., Ltd. (“Riverstone Partners”) is a group of debt financing experts, independent from and not affiliated with any particular companies or financial institutions, who wishes to provide a broad range of mortgage brokerage services1 to the real estate investment market in Japan, thereby contributing to the further globalization, growth and enhancing the depth of the market.
The Japanese real estate investment market has been offering attractive yield spreads relative to the global real estate investment markets, even after the interest rate environment just entered an upward trend due to the recent change of the Bank of Japan's monetary policy. In this unique market, we have accumulated the experience to work as a non-recourse real estate lender at U.S.-based financial institutions over the last 25 years.
During that time, we have rarely seen that the "mortgage brokerage" services have been provided on behalf of borrowers except for transactions with significant scale (typically over a couple of hundred million USD in debt amount). In other words, no particular third-party debt financing experts have played such roles in Japan, which are regularly seen in other global markets including U.S., Europe and Australia. Our observation on the reason is that there are unique local market customs and practices behind the absence of "mortgage brokers".
On the other hand, there are a decent number of offshore investors having difficulty in obtaining debt financing due to the lack of contact with domestic financial institutions, even though they have ample financial backing and real estate investment experience, and the subject properties are solid and income producing. Riverstone Partners can contribute to successful execution of acquisition or refinancing by acting as a bridge between such investors and domestic lenders, and by fulfilling the function of a third-party debt financing intermediary which has not been active in this market.
In addition, Riverstone Partners can also work for many of global investment managers who are looking for the same mortgage brokerage services as provided in their home countries, as well as domestic asset managers who need to outsource debt arrangement and/or loan closing operations to a reliable third-party debt financing expert.
1 To provide mortgage brokerage services, Money Lending Business license is required under the applicable law and regulations.
